  • Martensville is now priced about the same as Saskatoon. Its median detached home sold for $499,600, about 1% below Saskatoon, after slipping 2.8% from last year while Saskatoon rose 3.1%.
  • Warman costs more up front. Its median detached home sold for $543,000, about $38,000 more than in Saskatoon, but the homes are bigger, so the price per square foot is still lower ($394 vs $401).
  • Homes are taking longer to sell in both cities: a median of 26 days in Martensville and 29 in Warman, up from 17 a year ago, compared with 16 in Saskatoon. That can leave buyers a little more room to negotiate.

What it means for you

Buying or selling this fall

If you’re buying

  • Prices have eased since the spring peak, and fall usually brings fewer buyers, so homes that have been listed for 30 days or more can leave room to negotiate.
  • Good homes still sell in about two to three weeks. Get your mortgage pre-approval done before you start touring so you can move when the right one comes up.
  • Neighbourhood matters as much as the market. Detached medians range from $320,000 in Caswell Hill to $720,000 in Briarwood, so compare areas side by side.
  • Looking north of the city? Homes in Martensville and Warman cost a little less per square foot than in Saskatoon and took 26 to 29 days to sell this summer, so there is often more room to negotiate.

If you’re selling

  • Price it right from day one. Homes still for sale are listed at a median of $579,900, well above the $505,000 median that detached homes actually sold for, and overpriced homes tend to sit.
  • With under two months of supply, buyers have limited choice, so a well-prepared, well-priced home still sells quickly.
  • Expect to sell close to your list price, not above it. Detached homes sold for about 100.5% of list price this summer, down from 101.3% a year ago, so bidding wars are less common.
  • Sales usually slow over the winter. If you want to sell before spring, listing this fall puts you in front of the buyers who are still shopping.
